Better Boulder advocates for affordable and middle income housing. We believe the Alpine-Balsam redevelopment offers an excellent opportunity for compact, low-carbon housing ideally located on a transit corridor.

From mid-January through mid-February, the city held a series of small-group workshops to gather feedback on the larger area plan. These workshops gave residents an opportunity to give staff input AND hear from each other about their hopes and concerns related to this project. Approximately 180 people participated.

Alpine-Balsam Area Plan

The city has purchased the site of the Boulder Community Hospital, west of Broadway, between Alpine and Balsam avenues.  Preliminary concept plans include a significant amount of new housing, including affordable units, and renovation of the medical pavilion to create a new, convenient and welcoming place to do business with the city.

Whenever a piece of land in Boulder gets redeveloped, it affects the surrounding neighborhood. The city addresses these impacts, both negative and positive, through an area planning process. This process gives community members opportunities to help us identify potential improvements and ensure the area evolves in a way that supports community goals.

Please join the City of Boulder for a small group workshop to discuss the Alpine-Balsam Area Plan. The city will share updates and ask you for feedback about:

  • The mix of uses (such as residential, offices, shopping, etc.) in this area
  • Ways the city could improve your ability to get to, and move around, this part of town
  • Shared community or public spaces you and your families might use
  • Opportunities to highlight nature and protect the environment

Staff will use your input to inform a draft area plan, which will be available for community review in late March.
